Originally hired as a contractor to assist in facilitating the transition from GoldenState Towers to Global Signal.
Hired as Manager, Consents and Estoppels, in the San Ramon regional office (February 2005) to obtain 2,000+ Agreements Regarding Ground Lease from each of the Sprint landlords.
Managed a team of six attorneys with a goal of obtaining signatures for 90% of securitizable assets.
Coordinated and managed, at the same time, another high priority program - the west coast ground rights purchase program with a goal of deploying $45 million in capital for 2005.
GoldenStateTowers, LLC - San Ramon, CA (6/2002 11/2004)
Director of Operations One of the founding partners of this start-up tower asset company.
Handled due diligence for all portfolios acquired in the states of Arizona, California, Utah, Nevada, Idaho, Oregon, Washington, Missouri and Iowa.
Responsible for coordination of portfolio closings by working directly with attorneys for GoldenState and sellers and assisting sellers to obtain missing compliance documents, title, recordable memorandums, including preparing Amendments to Ground Leases to document changes/corrections to the Ground Leases, preparing and obtaining all necessary estoppels and consents from sellers landlords.
Forecasted resource requirements and hired personnel to assist in integration of assets; setting up operating processes and document organization for the office, including customization and maintenance of the database which housed all site information and documents to handle management, sales and financial accounting for the assets and company. In charge of preparation of annual operating budget to include both acquired and developed sites, ensuring compliance and tracking actual costs as well as proposing cost cutting programs.
Managed and coordinated team members to ensure landlord/carrier notifications made and relations maintained through transition.

Hired initially to track budgets and maintain site development trackers and reporting for the west region.
Became responsible for coordinating, organizing and conducting deployment meetings with field offices and personnel to control and track project progress and assist in mitigating negative impact to project schedules.
Responsible for monitoring timelines, milestones and managing to strategic dates for site development set by client.
Provided training for field office personnel regarding document and information retention, reporting and organization. The west region was the only region to meet or exceed their quarterly and annual goals for 10 consecutive quarters.
