Our maintenance managers influence many parts of our business:
·Customer satisfaction. Our maintenance managers directly affect what our residents think of us. How? They ensure every apartment and building is in excellent condition. They ensure their teams provide courteous 24-hour maintenance. And, they resolve customer issues quickly and positively.
·Budgets and spending. Our maintenance managers run their apartment community's overhead and capital budget. They're also called upon to diagnose and trouble shoot technical issues on a daily basis. This means they have a direct impact on the bottom line.
·Team management. Our maintenance managers lead a team of technicians. They're responsible for hiring, training, scheduling workflow and bringing out the best in their people.
·Overall operations. Our maintenance managers work very closely with our community managers to ensure that their apartment community is running smoothly, and they're meeting all goals.
A day in the life
·So what's a typical day for our maintenance managers? They may:
·Sign in to our web-based property management system and review status reports for upcoming move-outs, move-ins and work orders.
·Schedule their teams and communicate tasks
·Walk vacant apartments to assess what needs to be done.
·Meet with their community manager to provide building updates and discuss immediate needs.
·Check on work orders, and tackle any tasks that must be done immediately.
·Walk completed make-readys to ensure they're perfect for new residents.
·Check in on their team and perform quality checks or help out if their team is getting behind. ·Handle resident emergencies, or speak with and resolve resident issues.
·Connect with the leasing agents about any make-ready changes.
·Re-key doors.
·Do commitments, process invoices and categorize expenses.
·Walk the property again to ensure everything is prepped for the next day. It's a busy, hands-on day! Plus, like many businesses that serve customers, our maintenance managers work some weekends and "on call" periods too.
Qualifications
Who we're looking for
Who is a great fit for this role? We're looking for self-motivated people with:
·Two to five years of maintenance manager experience or a related field
·Experience in the multi-family housing industry (preferred, but not required)
·Universal certification (required)
·HVAC certification (required)
·CAMT (preferred, but not required)
·Knowledge and skills in all technical aspects of maintaining a building
·Knowledge and skills in the safe use and maintenance of hand, power and user-moved tools; mechanical equipment; and measuring devices
·The ability to provide their own basic tools·
In addition, our applicants should be skilled at:
·Serving customers (being courteous, professional, responsive, dependable)
·Managing time and people (being organized and able to lead and delegate)
·Problem solving and trouble shooting
·Understanding and managing budgets
