Description Senior Property Manager based in Emeryville, CA

TMG Partners is a San Francisco based private real estate company that acquires, develops and manages all types of real estate for their own account, partnership ventures and third party clients. TMG specializes in urban infill markets in several major markets concentrating in the San Francisco Bay Area. Projects include office, residential and commercial uses.

TMG is looking for an experienced senior property manager to be responsible for the day-to-day management of their Emeryville EmeryBay project and management office located on-site. EmeryBay consists of:
• Bay Center Offices with 329,000 square feet of multi-tenant office,
• The Marketplace with a 10 screen United Artist theatre, the Public Market with 113,000 square feet of retail including Borders Books and a 106,000 square foot office tower, and
• The Atrium with 127,000 square feet of office.

Primary Responsibilities:
• Supervision and management of building services vendors,
• Negotiation and implementation of vendor service contracts,
• Supervision and management of office staff of property manager and assistant property manager,
• Timely and accurate preparation and implementation of annual budget,
• Timely preparation of management reports to ownership, lenders and others as needed,
• Ensure appropriate invoicing and collection of rent, CAM and any additional revenues,
• Maintain excellent tenant relations,
• Coordinate with leasing staff for filling vacant spaces and renewals,
• Coordinate with construction manager on tenant improvements or major capital projects,
• Ensure compliance with all building codes, local laws, insurance requirements and maintain life safety and security plans,
• Maintain good relations with City officials and public services.

Critical Requirements:
• Prior experience with large multi-tenant office buildings and retail properties
• Excellent analytical skills including understanding of budgeting, FSG leases, gross up methodologies and CAM reconciliations
• Excellent interpersonal, oral and written communication skills
• Self starter and strategic thinker
• Excellent management and supervisory skills
• Strong proficiency with WORD, EXCEL and accounting software
• RPA or CPM preferred but experience more important
