PROFESSIONAL EXPERIENCE
ESTIMATING
• Extensive experience estimating light commercial and residential projects.
• Created job costing system that included accounting entries so that original budget entries could be compared to actual job cost entries.
• Considerable contacts with clients, architects and engineers in the pre-construction phase requiring development of conceptual, negotiated and hard bids.
• Created numerous buyouts to set budgets.
• Wrote many job costing reports comparing actual costs to projected costs.
• Assembled data from projects in order to more accurately delineate estimate items.
• Calculated many draw and voucher requests using buyout data.
• Constantly refined working database by adding new line items from purchased databases or from own experience
• Consistently monitored the various approaches to estimating by studying various construction publications.
PROJECT MANAGEMENT
• Hired project managers, assistant project managers, foremen, workers, subcontractors, designers, architects and engineers to build out or remodel properties purchased by a Greater Bay Area real estate development company.
• Conducted training sessions to implement management techniques specific to the type of construction we were doing.
• Wrote custom contracts between clients, subcontractors and us with clauses pertinent to the risks associated with our construction approaches.
• Supervised all the projects using site visits and in-office meetings.
• Met with clients on a regular basis to describe the progress of the projects.
• When projects went off schedule organized efficient approaches to get them back on track.
• Created cash flow management systems so funds for accounts payable would be available when needed
