BREAKERS AT BAYPORT APARTMENTS

POSITION TITLE: Maintenance/Grounds Person
HOURS: 32 hours per week
START DATE: Late March 2006
SALARY: $23,712.00 plus medical and dental benefits
SUMMARY: The Breakers at Bayport Apartments is a newly constructed 52-unit 12 building complex that will open its doors in April 2006. The property is composed of 33 - 2 bedroom and 18 - 3 bedroom units, each with private entrances and on-site resident parking. Owned by Resources for Community Development, The Breakers is managed by The John Stewart Company, one of the most highly-regarded management companies in the industry.
DUTIES AND RESPONSIBILITIES:
Maintenance Responsibilities:
1) Supervise and schedule outside contractors working on the property
2) Schedule regular inspections of major systems and equipment
3) Schedule and conduct move-in and move-out inspections
4) Prepare, assign and respond to work orders for units and common areas of the buildings
5) Maintain daily work log and maintenance control system
6) Provide the Property Manager with analysis of maintenance problems
7) Immediately advise Property Manager of any health and safety issues
8) Develop and maintain inventory control
9) Continual inspection of property to maintain attractiveness and safety
10) Do interior repairs of apartments including sinks, tubs, refrigerators, appliance, stoves, etc.
Grounds Responsibilities:
1) Keep all common grounds areas clear of debris and garbage
2) Clean laundry room, including surface of washer and dryers, dust hose connects, sweep and mop floor and empty trash
3) Keep all common spaces clean including restrooms, office and recreation room. Wax and vacuum all common area floors
4) Perform all duties as requested by Property Manager
MINIMUM QUALIFICATIONS:
• Fluency in verbal and written English required
• Two years of experience performing the above maintenance tasks in an apartment development or comparable position
• Ability to diagnosis and make maintenance repairs
• Ability to prioritize a variety of tasks. Flexibility to address tasks as work environment changes.
• Ability to read instructions. Good interpersonal and listening skills.
