The primary function is to assist the Property Manager (PM) with the ongoing management and operation of a portfolio of buildings. Additionally, the Assistant PM is responsible for and takes initiative to prepare themselves for advancement to the leadership role of Property Manager.
ESSENTIAL FUNCTIONS:
Fill-in for PM, as needed; assist with on-going tenant relations; perform monthly inspections for each property; oversee construction projects, as requested by the PM; set up and maintain construction files, AIA contracts, work order agreements and process invoices; follow-up on all accounts receivable; renegotiate or competitively bid expiring contracts, as directed by PM; provide input for annual capital, operating and corporate budgets, as requested by PM.
QUALIFICATIONS:
Bachelor's degree in management, preferred; three to five years' experience in commercial real estste; excellent organizational, verbal and written skills; accuracy and attention to details; excel, a must, and strong knowledge of Word; accounting skill / software knowledge - CTI preferred.
