Assistant Community Manager Crowne Ridge Apartment Community
AvalonBay Communities is an apartment REIT managing 140+ communities and over 40,000 apartments in hard to enter markets throughout the United States. The Northern California office manages 32 communities and over 10,000 apartments.
Avalon San Refael is searching for an extrovert sales person to lease, renew and provide customer service at our 248-apartment community. Individual will work both independently and as a member of a team to achieve personal, community and company goals. The ACM Assists in management of an assigned community including financial (revenue and expense) performance, customer satisfaction and retention, personnel management and retail tenant management, if applicable. Maintain and update financial and resident information systems for assigned community. Manages the assigned community in the absence of the Community Manager.
Summary of Job Description:
1. Assist in the development, implementation and monitoring of programs to maximize revenue, control expense, improve customer satisfaction and manage on-site personnel.
2. Manage the leasing process of an assigned community to contribute to AVB’s annual business goals. Ensure that all lease information is accurately and timely recorded according to policy.
3. Manage the delivery of various resident-oriented services, such as concierge (package pick-up/delivery, cleaning, community newsletter, etc.), to the residents to contribute to AVB’s annual business goals.
4. Coordinate resident service issues with appropriate community staff such as maintenance, concierge, leasing, and management and ensure resident issues are resolved in a timely manner.
5. Inspect grounds, buildings and apartment homes on a regular basis to ensure that all physical aspects of the community are fully functional at all times.
6. Assist in the completion of various operations reports such as: the Community Performance & Marketing Forecast, Monthly Community Funding Report, and Market Survey Report; to track and understand the community’s and the market’s economic condition.
7. Manage the assigned community in the absence of the General Manager/Senior Community Manager/Community Manager.
8. Enter community data such as financial, resident and leasing activity into appropriate information system in a timely manner to ensure compliance with company operating procedures. Audit data entered into information systems to ensure accuracy.
9. Collect and post to appropriate account, record rental payments received, prepare rental payments and other receipts for deposit and deliver to the appropriate banking office for credit to the community’s account.
10. May assist in personnel duties including recruiting, associate scheduling, work assignments, training and performance appraisals to ensure that the trained staff is prepared to address customer demands.
11. Implement or direct the implementation of all applicable AVB policies and procedures. Ensure compliance as needed.
12. Ensure compliance with all federal, state and local laws, specifically Fair Housing regulations.
Skills:
1. Ability to read and write English as demonstrated by clear and concise written and verbal communications. Demonstrated ability to create and deliver group presentations on property related subject matter and to write reports in a clear, concise form.
2. Ability to perform basic arithmetic skills such as measurement, addition, subtraction, multiplication and division in order to do basic calculations and analysis such as estimating, determining averages and percentages, and totals as outlined under the Business Math Policy (8-01) in the AvalonBay Procedures Manual.
3. Ability to perform basic Microsoft Office applications such as word processing and spreadsheets.
4. Ability to frequently operate general office equipment such as, but not limited to, personal computer, telephone, photocopying machine, facsimile machine and postage machine.
5. Ability to frequently operate motorized vehicles such as, but not limited to, a car, truck, van or golf cart.
6. Ability to frequently transport up to 60 pounds variable distances and the mobility and flexibility to store and retrieve packages from shelving.
7. Ability to frequently stand, walk, stoop, kneel, crouch, and climb (stairs, steps, ladders, etc.).
Licenses/Certifications:
1. Valid driver’s license and automobile insurance
Training:
1. Satisfactory completion of AVB’s new hire orientation within 30 days of employment or the first training session offered after employment.
2. Satisfactory completion of AVB’s Leasing Basics within 180 days of employment in the position. Training must commence with 6 months of employment in the position.
3. Satisfactory completion of AVB’s Contributing to a Customer Service Culture within 90 days of employment in the position or the first training session offered after employment in the position.
4. Satisfactory completion of Quick Start Program and Foundation – Leasing training within 30 days of employment in the position or the first training session offered after employment in the position.
Benefits:
Base pay $15.00 - $16.00 per hour plus substantial leasing and renewal bonuses. Days, nights and weekends are required. Typical week is T/W or W/Th off, mid-week 11am – 7pm, Sat 9-5, Sun 11-5. 401(k).
