The following is a fairly extensive description, so put on your reading glasses.

Rent a 10’ x 13’ unfurnished room and live in a 2 bedroom, 1 bath, 2nd story walk-up condominium having hardwood floors. It is only an 8-minute walk (includes time for ticket purchase) from your front door to stepping onto a VTA, Caltrain or Amtrak train. Your room on the northeast corner is windowed on two walls, and has a recessed double wide closet. You share equal access to the kitchen, bath, living area and have a housemate. We live under a month-to-month rental agreement and deal directly with a reasonable and attentive nonresident owner.

Seeking a courteous and somewhat social housemate. Age, gender and sexual orientation are not an issue, but a willingness to get along and be proactively engaged in keeping the house running smoothly is a must.

The common areas of the apartment are sparsely furnished and provide an opportunity for you to shape your living environment. If you have some furniture, then you can demonstrate your exquisite taste by placing it as you see fit. Of course, there is always the remote possibility that your housemate would fail to immediately appreciate your sense of style and panache, and you would be forced to exercise your powers of persuasion. (Carrot or pointy stick?) The point is we can decide the furniture and other things together. See? ... democracy and consensus building in action already.

The owner and (more importantly) the tenant both want to keep the space clean and the new hardwood floor (you really must see to appreciate) in an as-new condition with as little maintenance as possible. So we are looking for a housemate who can offer their more-or-less enthusiastic adhesion to the following restrictions: 1) an utterly pet-free environment, 2) that shoes worn on the exterior, not be worn in the interior, and 3) no smoking inside. (Smoking on the balcony or the front porch is fine.) If you are sensitive to dust, pet dander or mold you might find these restrictions liberating. It really doesn't take much time to keep it clean given the wood floors and no shoes. It's kind of a lazy way to keep the dust down and grunge out ... and we like that.

One significant advantage to living here is that the rooms are rented individually, so you are not responsible for covering the rent for any vacancies that develop if your housemate moves out. In short, you enjoy the amenities and cost advantage of renting a larger property without the downside of being collectively responsible for the entire rent.

So who is your potential housemate? A vegetarian/veganish (and absolutely not food fascist) straight male. I am a friend of our ‘lord and sovereign’ the condominium’s owner which makes this housing situation different from a typical room rental in an apartment. Vocationally speaking, your housemate who once aspired to the life of the mind, currently gains his livelihood in the life of the intestinal tract. Of course, I'm sure we are both fascinating in our different ways; our mothers always say it.

Since most days of the week your housemate works evenings and into the night, you may have more of the place to yourself (more of the time) than you might have expected for this kind of a situation.

Some important business
• There is a one time nonrefundable $50 move in charge payable to the owner who in turn uses it to pay an obligatory $50 change-of-residency fee that the HOA charges her.
• The move in damage deposit is $700. Rent payment also buys you water, garbage and off-street parking in a space reserved for your exclusive use. Your only other housing related charges would be a PG&E share (1/2 to be exact) and some proportionate fraction of any shared telecommunications arrangement (if you like).
• At this time, there is no cable service ... so you are on your own there if you care.
• Overnight guests are not a problem up until you and your guest’s combined presence exceeds about 40-[person-days/nights per month]. This works out to having an overnight guest about one day in three. I suggest we commit to not exceeding 46-[person days/nights per month] between the two of us and our guests which actually works out to an overnight guest no more than twice a week on average. This is intended to be more in the spirit of a guide than a hard rule. I am simply attempting to equitably balance our personal lives with the demands for bathroom access for people who pay rent. I just think it is better to broach this subject right from the beginning so we both know what to expect.

Some transit related facts

• Secure parking for a bicycle could be made available in a garage (if that is how you are going to get around).
• If you use a bicycle, you might be interested in knowing that riding at a comfortable rate of speed, it takes me about 16-minutes to go between locking the garage at home to walking away from my locked bicycle outside the King Library at San Jose State.
• If you drive a car, you might want to know that there are only two stop lights (one is usually green) between your room and the Northbound 87 Guadalupe Expressway (ca. 280).
