Maybe you want to do a 1031 or buy cash. I have a lender that will lend to you at 10% down. This is a no-brainer. Management company is available and charges 10% a month. Tenants pay for most of the utilities and there are little repairs.
This building is located near the destiny mall project so values are anticipated to sky rocket in the next five years. This is a good project for a first time investor as well.
