1. Ground or second floor over lobby level unit at side-rear of bldg; absolutely no street noises ever at any time night or day; apt back door has direct access to yard around corner from rear door down cement stairs to back of bldg
2. One bedroom apt approx 950-960 sq ft total; living rm approx 12 x 16 ft; very huge kitchen approx 12 x 13; non-functional brick decorative fireplace and old-fashioned bookshelf library system; small hallway with large clothes closet; two quite large closets in dwelling unit
3. Large eat-in kitchen for mid-size table + computer desk; gas range; fridge; custom-fit gas central heat and large capacity gas water heater for tenant controlled and most ample "instantaneous heat and hot water"
4. At side rear of bldg facing easterly sun ; w/ absolutely no views at any time - ever; this apartment style will never have a view of anything important except a next door building - "thus you are not paying for the view that you do not obtain"
5. This unit has lots of sunlight only in very early to late mornings and very early afternoons; more reflected light and less direct sunlight in later afternoons; quite a bit of natural sunlight most of the day long during late winter, all spring and all summer long and early autumn
6. All pets OK - Aardvarks to Zebras [A - Z] any type of pets and no limits on pets; pets "required"
Pet Policy: The bigger; the better the more the merrier
Any pet, dead or alive, will prequalify tenant for waiver of credit report
7. Tall beamed ceilings in living room; lots of sunlight esp. early am's + pm's
8. Privacy; no outside street noises at any time - ever at any time - promise !
9. Recently refinished amber honey oak hardwood floors with dark walnut trim
10. No carpeting anywhere inside unit = pet friendly
11. Tenant may re-paint entire unit in very light pastel colors at tenant's expense
12. Two substantial clothes closets
13. Private back door from kitchen to service areas, rear-yard, trash, laundry room, mailboxes, street
14. Coin-op washer-dryer in main lobby closet @ rear of building close to unit
15. All pets OK; OK to use rear yard for dog/s; rear yard available for pets; landlord uses sides of yard to store construction materials; yard is nothing to brag about except great for dogs' "pronto pitt stopz" Please keep yard cleaned up !
16. Victorian bldg 98 yrs old; quality neighbourhood; near Japan Town; Fillmore; Van Ness shopping areas; Pets Unlimited at Washington/Fillmore; banks; coffeeshops
17. Located in the best neighborhood; close to consulates, groceries, restaurants, parks, bus lines, laundries, banks, wine-cheese stores, "Pets Unlimited" veterinary hospital open 24/7
18. Cross streets betw Octavia/Laguna; one block down hill from Lafayette Park
19. Close to Calif Pacific Medical Center Hospital + UOP Dental School
20. Off-site off-street parking for monthly fee close-by - different landlord
21. Ample street parking w/city permit
22. Move in cost = rent + 1.5 x rent security deposit or alternatively pay no security deposit and add $150 to monthly rent; or prepay rent in large increments and get substantial rent discount; add $50/month for 2nd person + $50/month for pets
23. Tenant pays gas, electric, gas heat + hot water; landlord pays water + trash

26. Note: building management has installed brand new gas-fired water heaters and forced air furnaces inside each apartment unit [either kitchen or adjacent light-well] for tenant-controlled instantaneous + ample heat and hot water
27. Please remember that this unit is ground floor - for tenants who want to live upstairs we do have other units available at differing times and at different rents with real views and lots more direct and indirect sunlight
28. The advantage of this unit is: no noises, no views, ground floor access for handicap or for very old dogs who cannot walk up many stairs; the "negatron" for some people is that all windows in this apartment face a very boring sight - either rear stairs, next door deck or next door walls; the "positron" of this "no view" unit is no noise, complete privacy, and no charge for the view that you do NOT get to see
29. Please note: there is no separate dining room; this apartment has bedroom, living room, kitchen, full bathroom, entry hallway; no more + no less - thank you
30. Any pet dead or alive or photocopy of same will prequalify tenant for waiver of credit report
31. No elevator in building [last time we checked]; stairs are great exercise

33. Important notice: unit has undergone considerable upgrades + remodel project; if you want to get an early bird discount, you may wish to consider looking at +/or renting this otherwise great unit in a terrific neighborhood
34. "Suggestion" - drive by bldg + check out surrounding areas for shops, services and safety @ night and make sure building is still there
35. We are confident you will like the wholesome neighborhood and surrounding circumstances esp at night when safety should be a bigger concern
